Probate Services & Pricing
1. Applying for Grant of Probate Only:
Our fees for applying for the Grant of Probate depend on the specific requirements of each estate:
- Estate with no IHT Return Requirement (Exempt): Fee starts at £2,000 plus VAT @ 20%.
- Estate with Required IHT Return but No IHT Payable: Fee starts at £2,500 plus VAT @ 20%.
- Estate with IHT Return and IHT Payable: This usually ranges between £3,000 to £5,000 plus VAT @ 20%.
In specific cases, like the absence of a will or other complexities, the fee might exceed the standard range. We will ensure to notify you if such a scenario arises. All prices stated are plus VAT @ 20%.
2. Complete Estate Administration:
Every estate is unique, and as such, we charge based on the complexity and requirements of each estate:
- Fee Structure: We charge at an hourly rate of £250 + VAT @ 20%. Support staff and paralegals have their own rates for significant tasks they handle.
- Estimated Costs: Typically, complete administration of most estates will range between £3,000 to £10,000 plus VAT @ 20%. However, if the estate is notably intricate or demands extensive work, fees might exceed this range.
3. Disbursements:
These are costs related to your matter that are payable to third parties:
- Probate application fee: £300.
- Sealed copy of the Grant from the Probate Registry: £1.50
- Land Registry fee (per property): £3 plus VAT @ 20%.
- Bankruptcy search (per beneficiary): £2 plus VAT @ 20%.
- Section 27 Notices: Approximately £250 to £350 including VAT @ 20%.
- Will Search (when applicable): Around £95 plus VAT @ 20%.
Depending on the assets of the estate, other disbursements like valuation fees might be incurred.
What’s Included in the Price?
Each quoted price includes key stages of the probate process, likely timescales for each stage, and detailed services covered. Should there be additional services expected but not covered in the provided cost, we will clarify upfront.
How long does it take?
As each estate is different, the time it takes to deal with each one can therefore vary and is dependent on a number of factors, for example:
- Whether or not inheritance tax is payable
- Whether or not there is a Will
- If a Will is in place, the terms of that Will
- The size, value and extent of the estate
- Any issues with the family, beneficiaries or assets that require further investigation or lengthy communication.
It can take anywhere from approximately 9 months to 2 years to administer an estate in full.
After the application for the Grant has been made, it can take approximately 12 to 20 weeks to receive the Grant and a further 3 to 9 months to deal with the administration of the estate, potentially longer if there is a property in an estate that needs to be marketed and sold.

Buying and selling property is often referred to as conveyancing. It means the process to transfer the legal ownership of a property from a seller to a buyer.
Our legal experts are on hand to represent you at all stages during the purchase of your new home.
Our fees cover all the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Transaction Tax) if the property is in Wales.
Our fee assumes that:
- This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
- The transaction is concluded in a timely manner and no unforeseen complication arise
- All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
- No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

How long does it take?

On average the whole process can take between 8-12 weeks.
What are the key stages involved?
There are a number of stages, all of which may vary according to the circumstances of your property purchase. Our experts can represent you during each stage, as follows.
Pre-contract
After you have made an offer on the property we will prepare the legal documents you need to transfer ownership of the property to you.
The seller will prepare a contract for this which will include the selling price, legal details about the property, and other information such any planning restrictions. Before you sign this we will find as much information as possible for you about the property, including through searches with the local authority and verifying the seller's ownership of the property.
We can advise you about how to get a full property survey at this stage, and can also receive documents from your mortgage provider if you will be using one.
Exchange of contracts
When you and the property seller are happy to agree to the contract you will both sign, and we will arrange for copies to be sent to each other alongside arrangements for paying the deposit to the seller – often this is ten per cent of the purchase price.
Before completion
We will make sure that everything is ready for you, including checking the legal documents to transfer ownership, making arrangements for the transfer of your funds to the seller, and completing final HM Land Registry checks.
Completion
We will continue to oversee the process during the completion stage to make sure thing progress as smoothly as possible. This includes making sure you receive the legal documents that prove your new ownership.
After completion
We will register the change of ownership with HM Land Registry and pay your Stamp Duty Land Tax or Land Transaction Tax on your behalf.

Disbursements
Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. There are certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller's solicitors.

Anticipated Disbursements for Leashold properties only
- Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £50-£70
- Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £50-£70.
- Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £60-£120
- Certificate of Compliance fee - To be confirmed upon receipt of the lease, as can range between £60– £120.
*These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.
You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.
Stamp Duty Land Tax or Land Transaction Tax
This depends on factors including the purchase price of your property. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website.
